Northumberland Park Employment Intensification Study

FUTURE OPPORTUNITIES STRaTEGY FOR A SERIES OF INDUSTRIAL ESTATES IN THE NORTHUMBERLAND PARK AREA OF TOTTENHAM

00 and Avison Young produced an Employment Intensification Study for the Northumberland Park Industrial Estate. The sites are in a range of conditions and under a variety of designations (some are SIL, some LSIS, some undesignated) but all are well let and accommodate a mix of industrial, distribution, service and ‘trade counter’ activities.  Our work investigates the current mix of activities to develop a forward looking strategy that allows the area to intensify employment levels over time and support the evolution of the economy both in advance of and following the potential introduction of Crossrail 2.

Intensification Strategies

By understanding land ownership patterns and future demand trends we developed a series of space typologies that allow for more intensive employment uses within the sites, how residential could be introduced ‘over’ industrial and also explored how some activity can be integrated into the major estate renewal programme on neighbouring sites.  We provided advice on the potential mechanisms for catalysing employment change and the appropriate sequencing of investment and intervention to maximise the areas potential over the short, medium and long term.
