REFURBISHMENT AND EXTENSION OF GRADE II* LISTED MANOR HOUSE PROVIDING Innovative training kitchen, EVENT SPACE AND PRODUCTIVE COMMUNITY GARDENS

Southall Manor House is a Grade II* Listed Tudor building in London Borough of Ealing. It is potentially one of the oldest surviving buildings in West London, although its recent history and lack of public use led to it appearing on Historic England’s Buildings at Risk Register. Whilst prompting London Borough of Ealing to invest in securing its external fabric, this did not resolve the lack of a purposeful, and ideally publicly accessible, sustainable use.

00 worked with Ealing Borough Council to realise the long-term use of the Grade II listed Southall Manor House. Initially undertaking a detailed feasibility study into using the building to host ‘Dine in Southall’, which aimed to create a unique and commercially viable business that provides jobs and training opportunities for local residents around catering and hospitality, supports local businesses and enables  ‘place making’ objectives for Southall, whilst reintegrating the historic asset and adjacent gardens.

The vision incorporated the Manor House as a finishing restaurant, local education hub for start-up support, advice and business incubation, with the capacity to host larger banquets, festivals and events. In addition to providing the spatial, and business case elements of the feasibility, 00 advised the Council and GLA on options for procurement, programme, partnerships, start-up and governance of the organisation as it evolved.

00 then designed and delivered the capital project, which includes the refurbish of the Manor House and new build glazed pavilion and training kitchen. The project received planning and listed building consent in April 2016 and was completed in 2018. Alongside the design and delivery, 00 also carried out community engagement and prototyping of future programmes to both test ideas and build the project’s community ahead of its completion, such as a cookery competition with local schools and the partnering EHWL college, and workshops to bring community growers on-board.

Southall was shortlisted for the AJ Retrofit Awards.

Rejuvenating the gardens for public amenity

A key, but unexploited, asset to the Manor House was the extensive adjacent public gardens, which due to a lack of passive supervision had become a common location for anti-social behaviour. The design team quickly realised the added value of the Manor House project in supporting the rejuvenation of the gardens as a safe public amenity and resource.

00 worked with SEED landscape architects who transformed the gardens into beautiful and productive spaces for nurturing, growing, cooking and eating along a ‘Garden Street’.
